Acts of God and other Disasters

This course will examine the challenges posed by a range of disasters:

Natural disasters: These include wind storms, fires, floods, and similar events that occur due to environmental and weather-related causes. Such disasters can severely damage properties and disrupt the lives of tenants.
Unnatural disasters: These refer to damages caused by human actions, such as tenant-caused destruction, cigarette fires, and other avoidable incidents. Although different in origin, these disasters can be just as destructive as those caused by nature.

In response to these risks, the course will also address the various protections that can help offset the devastation brought about by both natural and unnatural disasters. Understanding these safeguards is essential for housing providers seeking to minimize losses and ensure the safety and security of their properties and tenants.

SPEAKER:

Violet Wilson is the "V" in V & R Management. Violet is Oregon licensed and works full-time as a property manager. Violet holds a Bachelor of Arts in Science from San Jose State University and a Masters of Science in Education from Western Oregon University. She was a high school teacher for over 36 years in California and Oregon schools. V & R Management, LLC has operated since 1990, specializing in single family home rentals but they have managed all types of properties.

Violet is a past vice president of Oregon Rental Housing Association, current President of the ORHA, and serves on the ORHA Legislative Action Committee. Since 2008, she has taught property management classes for local and the state housing provider associations. In addition, she has volunteered to teach classes to help tenants become better residents.

One property owner described security deposits as a "landlord's best friend." But there are a number of legal hurdles to cross when dealing with these funds. How much can be charged? Can amounts be increased? What can the money be used for? How do the funds needed to be recorded? Does interest need to be charged? What laws need to be followed? What is the process for returning unused funds?

There can be large penalties for getting the answers wrong.

You need your own copy of Forms Manual to Attend and if you do not have a manual you must order it by August 1, 2026 to get it in time for seminar.

This seminar serves as a comprehensive guide to successfully managing every aspect of tenancy. From selecting the right tenant to concluding a lease, proper completion of paperwork is crucial. The Oregon Rental Housing Association has recently updated its forms and published the latest 7th Edition of the Forms Manual, which will be used as a core resource for this course.

The course covers available forms, the correct processes for completing them, and provides explanations of terms, timelines, and the consequences of using these forms effectively. It will be focusing on screening, move-in forms, addressing day-to-day operations, violation, and termination forms. The new 7th Edition Forms manual is required for this course.
