SECURITY DEPOSITS
One property owner described security deposits as a "landlord's best friend." But there are a number of legal hurdles to cross when dealing with these funds. How much can be charged? Can amounts be increased? What can the money be used for? How do the funds needed to be recorded? Does interest need to be charged? What laws need to be followed? What is the process for returning unused funds?
There can be large penalties for getting the answers wrong.

Violet Wilson is the "V" in V & R Management. Violet is Oregon licensed and works full-time as a property manager. Violet holds a Bachelor of Arts in Science from San Jose State University and a Masters of Science in Education from Western Oregon University. She was a high school teacher for over 36 years in California and Oregon schools. V & R Management, LLC has operated since 1990, specializing in single family home rentals but they have managed all types of properties.
Violet is a past vice president of Oregon Rental Housing Association, current President of the ORHA, and serves on the ORHA Legislative Action Committee. Since 2008, she has taught property management classes for local and the state housing provider associations. In addition, she has volunteered to teach classes to help tenants become better residents.
